January 2026 Newsletter

Happy New Year, everyone!

As we kick off 2026 here in Alberta, the real estate market is showing signs of stabilizing after last year's shifts. According to recent reports from the Calgary Real Estate Board (CREB®) and other sources, we're moving into more balanced conditions across much of the province. Inventory is up compared to recent years, giving buyers more choices and negotiation power, while prices are expected to remain relatively stable with modest growth (around 2-5% in many areas).

This means:

* Sellers who price realistically and prepare well can still achieve strong results, especially with less
   competition in the winter months.

Buyers are finding great opportunities to enter the market without the frenzy of peak seasons.

* Investors continue to see solid potential in residential, commercial, rural properties, vacant land, and even
hotels—Alberta's economy and growth make it an attractive spot for long-term holds.

Whether you're thinking about selling your current home, buying your next one, exploring an investment opportunity, or just curious about your options anywhere in Alberta (from urban condos to rural acreages), now is a smart time to get the conversation started. Winter can be a strategic season—fewer listings mean your property stands out to serious buyers who are ready to move.

At Heartland Real Estate, We specialize in helping clients navigate every type of property: residential, commercial, rural, vacant land, hotels, and more. We’re here to provide honest, up-to-date advice tailored to your goals.

Do you have questions like these?

  • Is now the right time to list my home?

  • What investment properties are showing promise in Alberta?

  • How can I prepare my home to sell faster this winter?

Quick Winter Home Tips to Keep Things Cozy and Protected:

  1. Clear snow and ice from pathways and roofs — Keep walkways, driveways, and roofs free of heavy buildup to prevent ice dams, slips, and potential damage. Safe access is a big plus for showings too!

  2. Check and maintain your heating system — Test your furnace, replace or clean filters, and ensure vents are clear. A well-tuned system saves on energy bills and keeps your home inviting during viewings.

  3. Inspect for drafts and insulate — Seal windows/doors, add weatherstripping if needed, and ensure attic insulation is adequate (aim for at least 12-15 inches). This boosts efficiency and highlights your home's winter-ready features to buyers.

  4. Prepare pipes and gutters — Insulate exposed pipes, let faucets drip during extreme cold to prevent freezing, and clear gutters/downspouts of debris to avoid ice buildup and water damage.

These small steps go a long way in protecting your biggest investment—and they make your home shine if you're thinking of selling.
